Challenges Faced

The challenges of this project were twofold. First, the existing structure was limited in space, and the family needed more room. Second, they wanted to maintain the home’s structural integrity while introducing significant changes. This required meticulous planning and execution.

Solutions Implemented

We collaborated closely with the homeowner and their architect to devise a comprehensive solution. The project included erecting a second storey, expanding the ground floor to an open concept design with 9-foot ceilings, and performing an extensive underpinning process to increase the basement’s height to 8 feet.

Initially, the plan was to create four bedrooms and two bathrooms on the second floor. However, during the planning phase, it became evident that an extra guest room or office was essential. Consequently, the second floor was reconfigured to include five bedrooms, enhancing the home’s functionality.

One of the project’s standout features was the underpinning of the low basement, converting it into a welcoming 8-foot-high living space with two bedrooms and a bathroom, complete with a separate side entrance. The open-concept main floor boasted new MDF painted custom cabinetry with a Quartz Countertop. Furthermore, a full three-piece bathroom, comprising a toilet, sink, and a stand-up shower, was added to accommodate the homeowner’s use of a Jacuzzi.

The exterior underwent a remarkable transformation with a striking two-tone stucco and Maibec wood facade. A separate side entrance to the basement was created for added convenience, and a new covered front porch with concrete steps provided an attractive entry point to the home.
